You might want to check out this article I happen to find and thought I'd share it here. That's because I probably should have written this myself in a Blog Post a long time ago. We've discussed this amongst ourselves here in the office.
Reading through these objections the article claims are bad was interesting since I agreed with just about all of them. However with one exception.... I was surprised about Item #3.

I've seen too many "self managed landlords" that are unaware of the California Landlord/Tenant laws now on the books.
