If you own rental property in Folsom or Rancho Cordova, here’s a situation you will face at some point…
Your rent up a unit and the new tenant starts off fine… but then slowly begins breaking the rules.
A case in point recently, we dealt with a tenant of ours in Rancho Cordova where:
• An unauthorized occupant moved into the unit
• Multiple vehicles showed up
• Cars were parked on the lawn (yes… the lawn)
• Another tenant’s assigned parking space was taken
Now this is where many landlords — and even some real estate agents — make a costly mistake… Because they either ignore it… or they react emotionally.
Both of those approaches can backfire.
Here’s how we handle it professionally (and legally) at Haven Properties:
Step 1: Document Everything
Photos, dates, lease clauses — no guessing, no assumptions.
If it’s not documented, it didn’t happen if you ever go to court.
Step 2: Serve the Proper Notice
In California, this is typically a 3-Day Notice to Perform Covenant or Quit. This gives the tenant a clear choice:
• Fix the violation immediately
• Or face further legal action
Step 3: Be Clear, Not Confrontational
We don’t argue. We don’t threaten we just simply outline exactly what must be corrected and give them a chance to fix it. In this case…?
• Remove unauthorized occupants
• Stop parking violations
• Follow the lease — period
Step 4: Follow Through
If the issue isn’t corrected, we move forward with the legal process because consistency is what protects the property — and the owner.
In the case I cite above the tenant did correct all of the issues within the 3 day notice period and is now in good standing.
Why this matters (especially in Folsom & Rancho Cordova)
Rental demand is strong in both markets, but so is tenant turnover risk when issues aren’t handled correctly.
If you let small problems slide… and they turn into big ones:
• Property damage
• Neighbor disputes
• Liability exposure
• Lost rent
If handled correctly? Most situations get resolved before they ever reach eviction.
A quick note for real estate agents:
If you’re selling rentals such as single family homes,Duplexes, Four-Plexes or Apartment complexes in Folsom or Rancho Cordova but are not offering property management, your clients still need help after closing.
